The Mausoleum-Sklep is located at the southwest corner of the Berdibek Palace, with its main facade facing southwest toward the courtyard of the Juma Mosque in the southern part of the Otyrar settlement.
The mausoleum belongs to portal-type structures and consists of three main sections: the sagana (underground burial chamber), the ziyaretkhana (upper prayer chamber), and the corridor.
The northwest wall of the ziyaretkhana is completely destroyed, while the northeast, southeast, and southwest walls are partially preserved. The best-preserved southeast wall reaches a height of 0.7 meters. A window opening 1.2 meters wide was identified in the center of this wall, with window frames plastered with gypsum mortar. Along the two lateral walls and the front wall of the chamber, seating areas 45–50 cm wide (sypak) were constructed for visitors. The floor of the ziyaretkhana is paved with uniform baked bricks measuring 25×25×5 cm.
The underground burial chamber is accessed via a sunken arched corridor measuring 2.75 meters in length and 0.85 meters in width. The chamber itself measures 3.45×3.45 meters. At the lower part of the mausoleum, 7 rows of bricks—and in some places 8 rows—were laid as the foundation, and above them the structure was interconnected by means of a four-sided dome.
Five individuals were interred in the burial chamber. The bodies were placed on reed-covered floors without coffins. The location of the mausoleum in the central part of the city and the features of its construction indicate that the structure belonged to a particular family belonging to the urban elite.
